Position:  Real Estate Analyst

Location: 100% Remote – Open to candidates in LATAM and the Philippines
Contract Type: Independent Contractor
Salary Range: USD $2,000 – $3,000 per month (based on experience)

Job Summary
We are seeking a highly analytical and detail-oriented Commercial Real Estate Investment Analyst to play a pivotal role in our investment activities. This fully remote position offers a unique opportunity to support the entire investment lifecycle, from initial deal sourcing and screening through underwriting, due diligence, and closing.

The ideal candidate is a self-starter, passionate about commercial real estate, and possesses exceptional financial modeling skills . You will work closely with senior leadership to evaluate new acquisition opportunities and contribute directly to the growth of our portfolio.

Key Responsibilities

  • Financial Modeling & Underwriting: Develop and maintain complex financial models for potential acquisitions using Microsoft Excel and Argus. This includes creating detailed pro forma projections, discounted cash flow (DCF) analyses, and calculating key return metrics such as Internal Rate of Return (IRR), Net Present Value (NPV), Equity Multiple, and cash-on-cash return.

  • Due Diligence: Play a key role in the due diligence process for properties under contract. This includes analyzing historical operating statements and verifying property-level data.

  • Investment Memoranda: Prepare high-quality, comprehensive investment memoranda and presentations for the investment committee, partners, and lenders. Clearly articulate the investment thesis, risk factors, and financial projections.

  • Deal Sourcing & Screening: Assist in identifying and performing initial evaluations of new investment opportunities that align with the company's investment criteria.

  • Portfolio Support: Assist with asset management functions, including monitoring the performance of existing portfolio assets, preparing investor reports, and contributing to annual budget and valuation processes.

Requirements

  • Minimum of 2 years of experience in real estate or similar industries.

  • Fluency in English (both written and spoken).

  • Strong financial modeling skills, with proficiency in Microsoft Excel; knowledge of Argus is a plus.

  • Demonstrated ability to analyze, interpret, and present complex financial data.
